Types of Assets We Acquire

We have a growing portfolio of land and building assets.

Our focus at the acquisition stage is on strategically located, stressed, and/or negative equity sites that align with our regeneration and restoration skillsets. When focusing on land, we primarily focus on grossly contaminated, geotechnically complex sites, such as former landfills, gasworks, and petrol-chemical facilities.

Our Approach to Offers

Leveraging our skillsets and multi-decade regeneration experience, we make realistic offers based on credible, data and experience backed assessments,

enabling the sellers to realise a fair market value for what is typically a high risk, non-revenue generating, non-performing asset. We are able to make conditional or unconditional offers, and where suitable, we progress on a Joint Venture (JV) basis or to similar.

Carrying Out The Work

Once all acquisition related legal work is complete, we commence the construction phase of the regeneration and restoration works.

These works typically undergo extensive pre-construction works including planning and design, and are carried out by our in-house team and supported by our specialist panel of consultants and delivery partners. Durations on physical onsite works can also vary from weeks to years dependent on the site.

Post Completion

Once works are complete and all regulatory approvals have been issued, we engage with the market to re-value the asset based on the new risk profile.

At this stage, we either retain the site for progression as a Soterion development opportunity, or, where suitable, introduce these sites to our existing pipeline of potential end user clients.

Collect Site Information

You send us information about your building or land, providing any available information about its location, size and it’s current and previous history. This information can and often includes building condition surveys, site investigation reports, or any other relevant documentation available.
 

Additionally, if accessible, legal information such as ownership information (title deeds) and red-line ownership boundaries can also be sent to us. Gathering this comprehensive data allows us to lay a solid foundation for our subsequent analysis and recommendations.

Information Review

We promptly initiate a thorough review of the provided information to construct a detailed profile of the site or building.

This critical assessment, often accompanied by a site visit, helps us identify and fill any missing information or data gaps. We then determine whether these gaps require immediate attention or if we can seamlessly transition to the next phase: the Options Appraisal.

Options Appraisal

At this juncture, we embark on determining the optimal strategies for maximizing the value of your property. Our evaluation encompasses various factors including property size, location, market demands, and potential revenue generation timelines.
 

We meticulously consider different options, whether it involves an outright purchase, conditional purchase, joint venture, or partnership, tailored to align with your objectives and preferences. This phase ensures that our approach is not only financially viable but also aligned with your long-term goals.

We Send You the Offer

Based on the insights from the preceding stages, we present you with the most suitable offer tailored to your specific circumstances. In instances where we are unable to provide an offer, we transparently articulate the reasons behind our decision and outline the subsequent steps to be considered.

 

Our commitment to efficiency means that we strive to expedite this process, often progressing from the collection of site/building information to the offer stage within just two working weeks. This swift turnaround ensures that you receive timely and actionable proposals to facilitate informed decision-making.

Completion Time

We complete legal and regulatory processes, sign contracts, and now, we celebrate! Best value has been unlocked, and another site or building is about to be regenerated, given a new lease of life and and turned into something beautiful.
