Derelict former industrial estate regenerated and repurposed into a waste treatment facility for our client.
1. The Problem
The landowner had held the site in ownership for over a decade in hope that the local planning policy would change and favour a residential planning application for which their business was suited. The planning policy did not change and the landowners capital was tied up and not generating any returns. The property, a former factory and warehouse, remained unoccupied and derelict ands had been subjected to vandalism and break-ins.

2. Our Solution
By introduction, Soterion were able to meet with the landowners, understand their frustrations and, subsequently structure a fast-tracked, off-market, unconditional deal for the purchase of the site. Optimal value was achieved for the landowner by leveraging Soterion’s planning expertise and extensive network of suitable end users to maximise the potential of the site.

3. The Results
Soterion completed purchasing the site within weeks, enabling the landowner to release finances for other things, and were able to enter an agreement with a local contractor who would purchase the site once necessary works for a change of use and enabling works were completed. Following repurposing, the site has now been sold by Soterion and is currently being utilised as a treatment centre for contaminated soils.
